PROPERTY MANAGEMENT SERVICES:

We maintain a twenty four hours a day, seven days a week support line. Our client’s and their tenants are assured of an immediate response. Day or night we will be there to correct the problem. From maintenance requests to tenant complaints, we will always be there for you.
MAINTENANCE STAFF:
We employ a full service, twenty four hours a day, maintenance team. From Electricians, Plumbers, and carpenters, to landscape professionals, we are positioned to address your needs. From fixing a leaky faucet, to turning an apartment, we are prepared and ready to respond.
BUILDING AND GROUNDS MAINTENANCE:
J. Butler Property Management owns and maintains its own equipment. From our specialized fleet of trucks, loaders, and trailers, to our zero turn commercial lawnmowers, we have the equipment to service your building and grounds maintenance needs. From newly shingled roofs and freshly painted trim, to properly cut and manicured lawns and gardens, we have the equipment and expertise to service your property. During the winter season, our snow fighting equipment will insure your roadways, driveways, and sidewalks are kept, plowed, clean, and safe. Our maintenance vehicles even carry jumper packs and tow straps, should an owner or tenant need assistance.
FINANCIALS:
You may rest assured that all rents will be collected, all expenses will be carefully reviewed before payment, and that a detailed report will be issued to our clients each month.
CONDOMINIUM MANAGEMENT SERVICES:
Butler Property Management understands that your condominium is not only your home, but an investment that, with the right management company, can help to secure a better financial future for you and your family. Our goal is not only to maintain our client’s properties, but to increase the value of the property through strategic planning and budgeting, and to help provide the carefree lifestyle they deserve. We believe in blending our management expertise with open communication between us and the Condo Association. Butler Property Management is built around a core belief of integrity, hard work, trust, and communication.
SITE EVALUATION:
A thorough site evaluation is performed to aid in establishing a budget, ascertaining resident’s preferences, and determining short and long term goals for the property.
MANAGEMENT PLAN:
A preliminary budget is constructed and presented to the Condominium Association. A meeting between the Association and the Management Company will be arranged to discuss any applicable changes. A finalized budget, addressing the short and long term needs, will be established and implemented.
COMMUNICATION WITH THE ASSOCIATION:
An ongoing line of communication is maintained throughout the contract period. The assigned Property Manager will be readily assessable via a cell phone, twenty four hours per day, to answer and address any questions, problems, or concerns. Additionally, Our Property Manager will attend a predetermined number of association or trustee meetings to discuss progress and/or necessary changes. Finally, Butler Property Management issues a written monthly report relative to each property.
MAINTENANCE:
We believe that Butler Property Management is unique to the industry, because of our “in house” building and grounds maintenance divisions. We can promise our clients that common area issues will be corrected within twenty-four hours, and regular preventive maintenance will be done to minimize unnecessary costly repairs. We can also guarantee our clients that any emergency repairs within a unit will be corrected within a twenty-four-hour period. Non emergency repairs will be corrected within a forty-eight-hour period, and billed directly to the appropriate owner. Our “in house” maintenance approach enables us to charge less then hiring sub-contract tradesman, which results in a savings to our clients.
FINANCIALS:
Collecting monthly assessments on time is extremely important to maintaining a healthy property. Our company emphasizes prompt collection of monthly fees, and closely monitors any unpaid amounts, administering late fees where necessary. Our clients can expect to receive clean, concise financial data. Monthly reports will be issued, covering Budget Reports, Bank Reconciliations, Collection and Delinquency Statements, Balance Sheets, Income Statements and Expense Reports. TD Bank North, a leader in the banking industry, works closely with our company to enhance the “complete” property management experience.
COMMERCIAL PROPERTY MANAGEMENT:
Butler Property Management strives to maximize revenues for our commercial clients. Our leasing team works hard at attracting and maintaining qualified tenants for their properties. Our specialized clients’ retention programs are designed to keep current tenants, and ensure continuously satisfied renters, and an ongoing happy relationship. Our “in house” building and grounds maintenance team provides our clients with continuous and professional property maintenance.
LEASING PROCESS:
Our experienced leasing and marketing team will ensure that our client’s commercial space is fully occupied with qualified tenants.
CONTINUED TENANT RELATIONS:
Our emergency customer support line is available twenty-four-hours per day for maintenance issues, tenant complaints, and any problems which may arise.
MAINTENANCE:
Our clients can know that our maintenance team will promptly remedy any problems which may surface on an everyday basis. Our maintenance team is also responsible for turning commercial units from a former tenant to a new tenant.
