Tenant Placement
With advertising continually running in over 50 online directories, we take numerous calls daily to keep units fully rented. We require each potential tenant to complete an application, and we then follow up to verify their employment, rental, credit & criminal histories. This helps ensure that your property will have the best tenant possible.
Maintenance
To save you money, we use our own maintenance division to provide quality and timely maintenance for your property. Therefore, you don’t have to pay the exorbitant rates charged by others, nor does your property or tenant have to wait until those other companies can work it into their schedule. This can save you hundreds of dollars per year, plus maintain a beautiful home and a happy tenant.
Evictions/Collections
If rents are not paid by the 5th of the month, we begin the eviction processes necessary to collect rent or have the tenants evicted. We believe in timely payment and aggressive collections actions and have developed the necessary systems to ensure that this occurs.
Administrative Management
We know it’s tough to deal with your tenants on a daily basis. For this reason, we will become your tenants’ primary contact throughout the term of their lease. We’ll also gladly handle any dealings with any related condominium or homeowners association. Additionally, we’ll manage all of your property records including insurance documentation.
Financial Management
Our Company is highly automated. Each month we will make timely payment of all property related bills and will also ensure that the rent is collected and deposited promptly. At the end of the month you receive a financial statement showing all monies collected and any disbursements that have been made. We will provide the property owner with numerous reports that will allow the best possible assessment of the property.
Physical Property Management and Inspections
We believe that it’s impossible to manage a property without being onsite. As such, we provide property inspections of each home every 90 days and will provide a written report to the property owner. We maintain a 24-hour emergency response number in order to address any after hour emergencies at the property. We will obtain and negotiate any necessary bids for work to be performed at the property by outside contractors. Additionally, we will supervise all independent contractors, vendors, and personnel.
Lease Preparations
We prepare customized leases for each property that protect the interests of the property owner, but also make sure to abide with all State and Federal laws. We negotiate the terms of the lease with the tenant and administer any renewals and/or incentives offered. Additionally, should a tenant default on their lease, we will enforce any and all lease provisions on the owner’s behalf.
