The background checks include credit, criminal, eviction and rental history, and income verification. We take care of checkins and check-outs, with charges to tenants as applicable. We conduct bimonthly or quarterly interior inspections to confirm ongoing cleanliness of the unit and identify any maintenance or tenant compliance issues. We conduct evictions as necessary.
With regard to financial management, we collect rents and disburse to owners between the 9th and 11th of the month. We chase down late rents and submit longer-term outstanding balances to collections. Our company has a fully integrated online accounting system accessible to owners 24 hours a day. HOA and other regular property related bill pays are optional, but are available free of charge.
With regard to Facility Management, we have in house maintenance experts and strategic relationships with licensed vendors at discounted prices. The discounts are passed directly to the owner. We don’t mark them up, we only charge for our actual incurred time. This includes discounted rates with TV and Internet providers. We provide regular filter changes and are available 24/7 for emergencies.
All managers are licensed Realtors. We conduct regular comparative market analyses that can be sent out as well as market updates. Updates are performed according to any legislative changes at the national, state, and local level. We work with the existing Realtor relationships through referral commissions or noncompetes as appropriate.
Other services include regular news reports on the property that will be communicated each month or more frequently as needed. We have a retained attorney for no cost question and answer on landlord-tenant issues.
