Since 1987, MMI has provided management services for rental properties and community associations in Prince George’s, Montgomery & Howard Counties. Our rental department manages detached homes, townhomes and condo rentals. Under Chris Majerle, the firm’s owner, MMI has led the industry in service and expertise. Chris served as chair of the GCAAR Property Management Committee and, for five years, chaired the same committee for the Prince George’s County Association of Realtors. He currently serves and is also engaged in service on various legislative committees and an industry LAC. He wrote and teaches a continuing education course for real estate licensees on the basics of residential leasing. Chris is the founding member of the Real Estate Investors Society, a real estate and finance business networking group that provides networking and education to area real estate investors.
MMI believes there are two areas of concern to its landlord clients: money and property value. Our accounting department is dedicated to both collections (we are a licensed collections agency in Maryland) and reporting. Every delinquent case gets attention every month to maximize collections or reduce losses. Throughout the month, accounting pays bills and disburses owners’ funds so no one waits for money. For that reason, we have an endless supply of vendors and service provider eager to work with MMI. At the close of each month, owners receive financial statements showing income and expenses, with all expenses documented by copies of invoices. Statements are available for electronic delivery as are the funds. We are able to deposit proceeds by ACH deposit and tenants may pay by automatic debit or online payment.
Property value is best maintained by maintaining the property condition. You should not be able to identify rentals as you drive down the street. MMI managers and maintenance staff are trained in how to conduct inspections of both occupied and vacant property. Following each inspection, a photo report is sent to owners together with repair cost estimates. Managers and maintenance personnel are available to owners for discussion of the report.
Market Ready, Inc. (MRI) is a licensed contractor in MD and DC and is a wholly-owned sister company of MMI. This affords us the ability to respond, prioritize and handle maintenance issues quickly, efficiently and at a reasonable cost. MRI provides maintenance management services to MMI, including live responses to emergency messages 24/7/365. Market Ready can handle small handyman repairs, vacancy turnover work right up to full renovations.
