Property Management of Louisville, LLC specializes in managing residential single family, multi-family and homeowner/condominium associations. We are very flexible in meeting the needs of our owners and can customize a management agreement based on that premise. Our services for single family and multifamily rentals include but are not limited to the following, please call for specific services regarding association management;
Property Advertising – Several advertising packages available based on area demographics and/or marketing plan (at owner´s expense). Multiple websites and For Rent sign and lockbox available.
Property Showings – Office is flexible for showings 7 days a week. Prospect tracking and feedback available.
Applicant Processing – After receiving application (at applicants expense) we will process background check, reference check, FICO determination, income determination, residential history and make a final recommendation to owner on leasing of unit.
Lease Execution – Upon being accepted we will execute lease based on the owner´s criteria, we will execute move-in, distribute contact information and/or house rules and collect security deposit.
Tenant Communication – Once moved in PMOFL will be point of contact for tenant. We maintain office phone and after hours emergency line 24 hours a day and 7 days a week. We also maintain several e-mail addresses and website for maintenance requests.
In House Maintenance – PMOFL offers general labor, skilled labor, licensed labor and preventative maintenance tailored to your properties needs. These will be customized in your management agreement with pricing thresholds.
Rent collection – PMOFL has state of the art Property Mgmt accounting software to track rent collection, 7-Day letters. Eviction services are also available.
Vendor Payment – PMOFL pays all of your expenses related to your property including the mortgage, insurance, taxes, maintenance bills, etc.
Owner Draw – PMOFL distributes YOUR monthly proceeds on the 15th of the same month that it is collected (holding a small reserve).
Reporting/Financials – Along with distribution of funds PMOFL will e-mail monthly owners statement detailing income/expenses, 12 month income and expense report tracking monthly trends in expenses and delinquency report when applicable. Other custom reports can be created.
