With 397,532 residents, Wichita is the most populous city in Kansas. It also serves as the seat of Sedgwick County. Colleges and universities located here include Wichita State University, Friends University, and Newman University.
In terms of culture and the arts, Wichita does not disappoint. The city is home to numerous attractions such as the Wichita Art Museum, the Ulrich Museum of Art, Music Theatre Wichita, the Wichita Symphony Orchestra, and the Wichita Grand Opera. The city also hosts several events throughout the year, including the Wichita River Festival, the Wichita Black Arts Festival, the Tallgrass Film Festival, and a number of Renaissance fairs.
Nicknamed the “Air Capital of the World,” Wichita is also known for its aviation-related history. Today, it is the site of many air shows and exhibitions, such as the Wichita Flight Festival and the McConnell Air Force Base Open House and Airshow. Other points of interest include the Keeper of the Plains statue, the Old Cowtown Museum, Botanica, the Wichita Gardens, Sedgwick County Zoo, and Intrust Bank Arena.
With its many attractions coupled with affordable housing, Wichita is definitely a great place to live. The median listing price for a home in this city is $185,000, which makes it a popular choice among property investors. Plus, Wichita offers a fairly large pool of renters. In fact, renters make up 41.2% of the city’s population.

Wichita, though, is known for low rental rates. The average rent for an apartment here is $726. While this may not seem like much, it still offers decent returns when you take the cost of real estate into account. To break it down further, 43% of apartments in Wichita fall under the $501 to $700 rental range, and 35% fall under the $701 to $1,000 range. Only 11% of apartments command a rate above $1,000.

Still, don’t let this discourage you. In addition to decent returns and many renters, Wichita also boasts a favorable environment for landlords. Kansas is a relatively landlord-friendly state as there is no rent control here and entry procedures are pretty lax.
Wichita certainly appeals to investors looking to capitalize on rental properties. Managing a rental home or unit, though, is not as simple as it appears. Typically, landlords don’t have enough time or experience to manage their rentals successfully. Either that or they have too many properties to manage, have no interest in rental management, or live too far away.
This is where a Wichita rental management company can help. A company can appoint a property manager to take care of your rental property. From screening tenants to enforcing your lease, property managers can do it all. What are the things a property management company or manager can do for you?
