We charge a 10% management fee unless we manage 5 or more properties, then it is reduced to 8%. We offer the reduced rate of 8% management fee to our military – 92% of rent to owner and owner’s checks can be mailed directly to owner’s account with email confirmation to owner. Checks are sent out on the 10th or first business day after 10th if rents are received. Tennant Procurement fee for military is 35% of 1st month’s rent. 65% of rent to Owner. Additionally, for our military, we offer a free out of the management agreement should you be stationed back in the Albany area and wish to resume managing your own property.
We utilize ‘Tennant Pro’ software to maintain our client rental files. We are a member of the National and Georgia Association of Realtors. Owned by Georgia Real Estate Broker, Jackie Dixon and Wayne Yesbick, CPA. We have automated check depositing – checks are run through a machine in our office and funds are direct deposited into our Escrow Account. We have a night drop box for late rental payments. Office hours are 9 – 5 PM, although after hours appointments are available upon request and we are often in the office until 7 pm. We have staff repairmen for our rental property and can usually handle most rental repairs with our staff which saves our clients money. We currently manage over 100 units and have an excellent working relationship with the local Georgia Federal Housing Authority (GFHA).
There is a 7% markup on any repair work deemed necessary to maintain the integrity of the property, with owner approval, ordered by 1 Key Realty LLC. We will add for necessary worker’s compensation insurance – running approximately 18% currently.
Security Deposits will be deposited in a Trust Account at Heritage Bank of the South.
We have a storage business and can offer tenants a discount on storage rental as well as appliance rentals should they have that need.
