Our 89 Point Marketing Plan is customized to every property. Our marketing team meets daily to put the best marketing plan in the world into action immediately to get the maximum out of every dollar we spend. In addition to your customized marketing plan we have ongoing advertising and a “renters in waiting” program. Many times we actually already have a tenant for your property when you sign up with us.
Once a prospective tenant is found we will then take their application and start the approval process. We will do a thorough background check. We check the following:
- National Terrorist Action List
- Search for evictions and any litigation
- Felony background search
- Florida State sexual predators search
- Credit Check
- Employment Verification
- Rental History background check
- Social Security Number verification
- Interpol check
- Complete address verification check
Once completed and approved we will then move to lease preparation and execution.
We custom prepare our leases with a Florida State Attorney written lease. We collect a Security Deposit and the first placement handbook that details the tenants responsibilities which we also go over verbally. This gives us an additional layer of protection in the event a tenant questions their responsibilities.
Our Accounting Department will hold all security deposits in a non-interest bearing escrow account. We will send you your proceeds immediately upon receipt of rent in the form of direct deposit to your bank account. Many owners receive their funds by the 3rd of the month. This will insure that you receive your money as soon as possible.
Our maintenance department will handle any repairs that comes up. We shop our vendors constantly to make sure you are getting the best deal possible. We use professional experts and not “on staff handymen”. When it comes to maintenance the saying “Jack of all Trades and Master of none” comes into play.
